Before you request an estimate
Describe the property, rooms or exterior surfaces, current condition, preferred timing, and any access restrictions. Share photos when helpful, but confirm whether an on-site visit is needed to price repairs or difficult areas.
Ask whether the company carries liability insurance and whether it can provide current documentation. If WSIB coverage is relevant to your project, ask how to verify the company's status.
When you review the estimate
Check that the estimate identifies the surfaces and areas included, preparation and repairs, primer and finish coats where specified, paint or materials, cleanup, and any exclusions.
Ask what could change the price, how additional work is approved, whether taxes are included, and what deposit or payment schedule applies. Compare the written scope rather than only the total price.
Before work begins
Confirm the start window, expected duration, daily access, furniture moving, protection, ventilation, and who will be your day-to-day contact. Condo projects may also require building approval, elevator booking, or specific work hours.
Agree on how colour selections, product changes, and unforeseen surface repairs will be handled. Keep approvals and changes in writing.
During and after the project
Ask how progress updates are shared and how you can raise a concern while work is underway. At the final walkthrough, review the agreed surfaces in good light and note any touch-ups.
Request written warranty terms, including what is covered, how long coverage lasts, and how to submit a claim. A contractor should explain the actual terms rather than rely on a vague verbal promise.
Quick contractor scorecard
Before choosing, confirm: a written scope; verifiable insurance and any required coverage; a clear preparation plan; realistic scheduling; a named contact; references or relevant examples; and written payment and warranty terms.
